          Position Summary

          The Business Operations Manager’s primary responsibility will be to identify and evaluate market opportunities in accordance with company’s growth initiatives. Responsibilities will include partnering with members/investors and real estate brokers and our Retail Operations/Business Development team to identify locations and candidates for new stores. This position requires strong collaboration with the Retail Consultants (District Managers), Regional Managers, and Credit Services. The Business Operations Manager will be familiar with general leasing and real estate concepts, lease negotiations, letters of intent, and general concepts of landlord/tenant laws and demographic modeling analysis.

          Position Description


          • Identify, evaluate, and prioritize site locations for new/relocated stores in accordance with the company’s growth initiatives


          • Conduct market and site research to conduct preliminary screening of locations


          • Establish and maintain predictive models and databases to help identify successful locations


          • Partner and educate the field team on leveraging real estate resources to support project submittals for committee review


          • Develop and maintain quality relationships with broker networks, developers and International Council of Shopping Centers (ICSC)


          Position Qualifications

          Minimum Education Requirements:


          • Three to five years of related experience


          • Corporate Retail Real Estate/Business Development Experience required

          • Makes policy decisions using generally accepted guidelines


          • Relies upon data, own experiences, other’s perspectives, and a clear process when evaluating course of action and making recommendations and decisions


          • Role requires associate to recognize and adopt cost-saving ideas, quantify and address scope changes, seeks efficient ways to structure and accomplish work; coaches others on the financial impact of their role


          Additional Qualifications:


          • Possesses and applies a broad knowledge of principles, practices, and procedures of particular field


          • Possess proficient understanding of widely used PC applications including Market Survey/Industry Related Tools


          Other Skills:


          • Analytics, Communications, Forecasting, Negotiation and Project Management Skills preferred

          • Bachelor's degree in Business, Real Estate, Finance or Accounting or equivalent experience
